Property Site of the Week - Zoopla

Until now valuing a property relied on either using the traditional HomeTrack method (which you had to pay for) or using the free alternatives (NetHousePrices , MousePrice etc).

The challenge is that if you are doing any kind of outsourcing in your business (eg someone else is gathering the leads or doing the due diligence), you need a definitive valuation figure for that property.

Now you can do this free online with Zoopla

    Hmmm but Zoopla can not take into account additions made to the property and bases the price it values it at, at the last selling price which may well have been lower than its market value at the time.

    I found the valuations on Mouseprice to be much more accurate than Zoopla. Mouseprice also covers properties which do not have a previous land registry price - unlike Zoopla which is effectively performs a calculator function (like the property price advice website).

    Hi. I work for Zoopla! and I wanted to introduce myself, firstly to say thank you for your comments, and help clarify some of the points raised in this thread.

    As you probably know, our site includes all the Land Registry sold price data that you can find on other sites, and also free home value estimates based on our algorithm (secret formula).

    The algorithm takes into account quite a few variables, an important one being the last sale price of a house, but we also factor in other things like comparable local house sales and market trends.

    Zoopla! is a new site, and we believe our estimates are a good starting point, but some are definitely not yet as accurate as we would like. The more information you add to the site for your property and local area the better the valuations will become.
